MsW Projects Pty Ltd / 1999 – Present
Sarah Mort – Principal & Director
After fourteen years being involved with some of both Australia’s
and Asia’s leading property development and construction
companies Sarah Mort established MsW Projects in July 1999, a unique
and specialized boutique property consulting
business, providing a broad range of property development expertise.
In essence, the company assists in risk managing
property development projects from inception to completion for property
investors and developers.
Key recent projects that Sarah has been involved in include:
• W Hotel, Sydney
Engaged to act as the Owner’s Representative/Project Director
on behalf of Harilela Hotels, Hong Kong to advise and
oversee the fitout, construction and completion of this 5 star hotel
(including managing the defect rectification process)
based on a turn key contract with Multiplex. Project value $28 million.
12 month contract to build; ongoing adviser to client.
• Sydney Wagamama
Assisted the client (operator) in the commercial lease negotiations;
and project management of the design and
development of this first class restaurant fitout. Expedited approvals
and relationships to complete 200 seat restaurant
fitout within a 6 week program. Project value $2 million. 3 month contract.
• Bondi Icebergs Restaurant, Bondi Beach
Client representative and Project Manager for the design and fitout
of a 250 seat restaurant at Bondi Icebergs. Co-ordinate
and manage the project design team; assisted with commercial lease negotiations;
oversee town planning issues; client
liaison with community; tenants and government; advise on liquor licensing
requirements. Provided core advice on town
planning and development issues and was successful in obtaining Waverley
Council consent to increase restaurant
capacity from 150 to 250 seats. 18 month contract, and ongoing adviser
to the client.
• North Bondi RSL, New Restaurant, Bondi Beach
Client representative and project adviser involved in the commercial
negotiations; design and fitout of a new 100 seat
restaurant within the North Bondi RSL.
• The Wharf, Woolloomooloo – Retail Consultancy
Assisted the Developer with commercial negotiations and tenancy design
issues including town planning and liquor licence
issues for the retail tenancies at The Wharf, Woolloomooloo
• Xerts International - Restaurant
Project Direct and Client liaison advising on redesign options; planning
and liquor licence approval for Xerts Restaurant –
specialised themed restaurant at Kings Street Wharf.
Multiplex Constructions Pty Ltd 1995-1999
Project Manager - Development
Sarah was employed by Multiplex Constructions for over 4 years as a
Senior
Project Development Manager. Key projects included:
•
The Wharf at Woolloomooloo (construction value
$300 million)
A joint venture development between Multiplex and Walker Corporation
– now
Australand - a multi-use retail, hotel and residential project.
•
Citigroup Centre/Park Plaza Development, George
Street Sydney
A 41 storey office tower and 4 storey (15,000 sqm) retail centre.
•
Regatta Industrial Business Park, Warriewood
(construction value $14 million )
Project managed
a joint venture with local developer. Managed the leasing negotiations;
financing and planning and
construction approvals.
The Kouk Group, Malaysia/Hong Kong (Market
City Properties) 1994-1995
Project Co-ordinator for:
• Market City/Peak Apartments development, Haymarket (total
cost approximately $261 million)
This project included a 45 storey residential tower of 361 units above
a 3 level retail podium.
• Horizon Residential development designed by Harry Seidler.
Responsible for the project feasibility, development approval process
and design.
Sydney City Council 1992-1994
Specialist Town Planner for East Circular Quay/ Liaison Officer
- Central Sydney Planning Committee
• Bennelong Point/East Circular Quay – Project Planner
Responsible for liaising on behalf of Council and the State Government
with the owners of the Bennelong sites (i.e.CML
and Mirvac) and managing an international Design competition, launched
at the Museum of Contemporary Art, NSW,
resulting in the preparation of site specific urban design guidelines
for Bennelong/East Circular Quay.
Also responsible for the management and operation of the Central Sydney
Planning Committee, which provided excellent
exposure to the workings of government and the interface with the development
industry involved in major projects in the
City of Sydney.
Kinhill Group 1986-1991
Town Planning Consultant
Wide variety of urban planning and environmental projects based both
in Melbourne and Sydney.
• Third Runway Environmental Impact Statement - Project Cordinator
The Project took 26 months to complete with a study team of 60 technical
staff. This was the most significant EIS to be
completed during this period.
Seminar Papers
Paper on the formulation of new planning controls and the implications
on development at East Circular Quay. Presented to
the Royal Australian Institute of Planners, Brisbane Division, 1992.
Paper on the Rise and Development of the City Residential Market in
Sydney ( based on thesis research at UTS). Presented
to the Royal Institute of Chartered Surveyors, Sydney Division, 1993.
